Why build an ADU

One backyard. Three ways to win.

An ADU is the rare investment you can live next to — rental income, property value, and space for family, all on land you already own.

01

Monthly rental income

Southern California ADUs rent for roughly $2.90–$3.35 per sq ft — a 600 sq ft one-bedroom can bring in about $1,700–$2,000 every month, year after year.

02

Lasting property value

A permitted, new-construction ADU adds real square footage — and real equity — to your property, with potential tax advantages for rental use.

03

Room for the people you love

Aging parents, adult kids, guests, or a private office — a backyard home gives your family independence without distance.

Plan around $450–$550 / sq ft, all-in — design, engineering, permits, construction, and standard finishes. Units under 750 sq ft are exempt from city impact fees by state law.

ADU 101 — California law

The state already said yes.

California law guarantees your right to build — six rules every homeowner should know.

Where

Allowed on nearly every lot

ADUs are legal in every residential zone in California — with no minimum lot size. If you own a home, you can almost certainly build one.

Size

Guaranteed square footage

Every city must approve at least 850 sq ft (studio / 1-bed) or 1,000 sq ft (2-bed+). Many allow detached ADUs up to 1,200 sq ft.

Placement

4-foot setbacks

Your ADU can sit just 4 feet from side and rear property lines, up to 16–18 feet tall — most backyards qualify.

Conversions

Your garage counts

Legally built garages and accessory structures can be converted — or demolished and rebuilt as an ADU in the same footprint.

Approval

No one can veto it

HOAs can’t prohibit an ADU, neighbors’ sign-off isn’t required, and you don’t have to live on the property to rent it out (30-day+ rentals).

Parking

Usually no extra parking

Conversions need no new parking, and new ADUs near transit are exempt too. When one space is required, a tandem driveway spot counts.

Current as of 2026 state ADU law. Every city adds its own details — we confirm exactly what your lot allows, free, before you commit to anything.

Financing

You may not need to pay out of pocket.

We work with preferred lenders who specialize in ADU and renovation financing. Many homeowners get approved using their existing home equity — we’ll connect you and help you compare options as part of your free consultation.

The fixed price is real. The number they gave me at the consultation is the number I paid at the end — and the rent covers the loan payment with room to spare.
